Matter Real Estate Group’s long-awaited mixed-use facility has broken ground on construction in Southwest Las Vegas, according to an announcement Thursday. Located on the corner of Durango Drive and the 215 Beltway, UnCommons is a unique combination of residential units, office space, food and beverage options, fitness spaces, and more. UnCommons is projected to open in early 2022.

The $400 million project will contain more than 830 residential units. The UnCommons website promises a “car-less lifestyle” for residents, implying that the property will be entirely walkable for the average person. There will be over 500,000 square feet of office space across five buildings, with CBRE Group being the first major company to announce a move to UnCommons. The Fortune 500 real estate company will occupy an entire floor of one of buildings on the property.

Between the office spaces and residencies will be The Quad and the Streetscape. These two areas will be home to restaurants, retail shops, a movie theater and other “lifestyle services.” So far, the successful Urth Caffe is the only retailer that has been confirmed to be present at the UnCommons. Urth is a European-style cafe that focuses on healthy dining options and organic coffee beans. It will be the chain’s second Vegas location, with the first being located at Wynn Las Vegas on the strip.

UnCommons is the first project being built in Nevada to WELL certification standards, a new set of safety standards that ensure new projects are built to the highest of health protocols in a post-COVID-19 world. These standards include “hospital-quality HVAC systems, operable windows and patios, touch-free access, abundant natural daylight, interior finishes made with materials to limit the spread of bacteria and additional sheltered outdoor seating,” according to a Matter press release.
