The sought-after beachside city, located on the west side of LA, is set for a boom in its real estate space with its new multifamily residential facility. The proposed development sits at the 745 17th Street site, which is owned by its applicant, Empire Associates.

For this Santa Monica project to come into being, in its application, Empire Associates has requested the City of Santa Monica to allow it to remove the 10 existing homes at 745 17th Street.

Doing so will facilitate its plan to develop a four-story building, which will have 24 apartments, including studios and one-, two-, and three-bedroom apartments. This Empire Associates’ building will be made above 47-car underground parking.

This multifamily residential facility is being designed by Bica Architects, which is planning to build many amenity rooms both on the ground floor and the fourth floor.

Legal Aspects For The New Santa Monica Project

The project entitlement for this Montana Avenue-based project includes density bonus incentives to provide waivers from some zoning rules. In return for this, out of the 24 apartments, four would be kept separate from others for rent for both very low and moderate-income households.

Led by Empire Associates, the Santa Monica project’s variety of apartment sizes and diverse amenities is set to enhance the beachside city’s real estate vertical. Empire Associates’ plans for affordable housing demonstrate the project’s commitment to offering houses for different income levels.
