Jamison Properties has new plans to develop a seven-story, 120-unit multifamily building near the border between the Wilshire Park and Koreatown neighborhoods, according to plans filed with the city of Los Angeles earlier this month.
The apartment project would rise on a roughly 0.60-acre site of vacant lots and surface parking at 975 – 987 South Manhattan Place. Plans call for an approximately 95,000-square-foot, 83-foot-tall development holding two studio apartments, 91 one-bedrooms, and 27 two-bedrooms.
The development arm of the Jamison organization, Jamison Properties is seeking Tier-3 transit-oriented communities incentives, including an up to 70-percent density bonus.
Jamison is joined in the proposed project by Santa Monica-based project architect DFH Architects and landscape architect Summer Murphy & Partners.
The developer would reserve 12 apartments for extremely low-income households, per the TOC program, plans show.
The project would provide 127 automobile parking spaces and 94 bicycle spaces across a ground level and subterranean levels of parking.
Plans also call for about 8,500 square feet of common open space, including amenities such as a fitness center, pool deck, club room, and roof deck, according to planning documents.
