122-Unit Affordable Housing Project Proposed For Vacant Site In South Los Angeles

Plans call for more than 130,000 square feet of development split between two main sites

An affiliate of non-profit affordable housing provider Neighborhood Housing Services of Los Angeles County has filed plans with the city to build a 122-unit affordable housing project on an approximately three-acre vacant site in South Los Angeles, according to a new planning case filed by the city on Wednesday.

Plans call for 39 extremely low income units, two very low income units, and 78 low income units, along with three manager’s units, with the project’s housing divided into two sites between 8721 S. Broadway and 8765 S. Broadway. Site A would front Broadway and contain 76 apartments along with 4,070 square feet of commercial space, while Site B would sit between 87th and 88th streets and hold 46 units across several townhouse buildings.

In all, designs involve 131,411 square feet of new construction and a maximum height of 55 feet, with the proposed unit mix being 73 one-bedrooms, 33 two-bedrooms, and 16 three-bedrooms. The project would also provide 101 bicycle spaces along with 69 automobile parking spaces.

NHS of LA County, which owns the project site, specializes in affordable, transit-oriented projects. It is joined on the project, named Manchester Urban Homes, by project representative Nichole Smith of Playa Vista-based firm Horizon Development + Entitlement, with John V. Mutlow Architects shown as the project architect.
