The owner of several commercial buildings along West Pico Boulevard has filed plans to develop a six-story, 125-unit mixed-use project at 6116 – 6144 W. Pico Blvd., according to a planning case opened by the city of Los Angeles this week. The applicant behind the project is shown as Nahum Sahar of Pico Treasures LLC.
Project plans call for the demolition of four of the site’s existing commercial buildings, which include businesses such as pizza restaurant Hollywood Pies, to make way for a new 128,650-square-foot mixed-use development. The project would hold five levels of apartments over about 4,500 square feet of street-level retail and 78 automobile parking spaces between street and subterranean levels.
The applicant is request Tier-3 project incentives under the city’s Transit Oriented Communities Incentive Program such as a 25-percent open-space reduction. It would set aside 13 units for extremely low-income households, plans show.
The West Pico Boulevard project would consist of two adjacent buildings combining to hold 85 one-bedroom apartments and 40 two-bedrooms. Each building would hold a recreation room, gym area, and patios and be separated by second-level open space.
The project architect is shown as West Pacifica Design Construction.
Pico Treasure LLC didn’t immediately respond to a request for comment.
