An affiliate of Chicago-based Banner Real Estate Group has plans to develop a three-story, approximately 137,000-square-foot self-storage project in the Pacoima neighborhood, a new planning case posted by the city of Los Angeles this month shows.
The project would rise on a roughly 2-acre site at 12121 Foothill Boulevard and replace a single-family dwelling and other small structures. The site is just south of the Interstate 210 freeway.
Plans call for a building rising to a maximum height of about 44 feet and holding about 1,280 storage units. The current owner of the site, Lakeview Terrace Holdings LLC, will sell the property to an unnamed buyer, and the Banner affiliate will work with a future operator of the facility, plans show.
“The exterior elevations would be upgraded with clear, storefront displays and horizontal in white, gray and slate colors, metal panel to enhance the friendly environment and experience as well as enhance the building,” the development team writes in application documents. “The high-quality design would enhance the community.”
Also involved in the Pacoima plans are Chicago-based SGW Architecture & Design and general contractor ARCO, according to plans.
If approved, the facility will offer 15 automobile parking spaces and 28 bicycle spaces.
