Five‑Story Structure Proposed at 5617 Virginia Avenue
The development at 5617 Virginia Ave. in Hollywood will be located north of Santa Monica Boulevard. The site is currently home to a mid-1920s fourplex slated for demolition. According to LA City Planning, Ronald Diez of the firm 4 Unit Virginia, LLC, submitted the proposal on July 10, 2025.
The existing structure would be demolished to make way for the new five-story apartment building. The project includes a request for extra square footage through the city’s TOC Incentive Program by designating two units for extremely low-income households.

The property will contain a mix of seventeen one- and two-bedroom apartments spread over five floors. The building will offer eight ground-level parking spaces. Two units are to be reserved for extremely low-income households under the TOC incentive program.
Designed by Aaron Brumer & Associates, the construction will sit directly across Virginia Avenue from the developing $450-million Echelon Studios Hollywood complex by the Bardas Investment Group and Bain Capital Real Estate.
A construction timeline has not yet been announced. The development on the site is subject to the approval of the submitted application. The project is expected to move forward once it receives city approval.
