A new 176-unit apartment complex has been completed at 2225 Sunset Boulevard in Echo Park by Cypress Equity Investments and Integrare Group. The development covers 12,000 square feet of shared open space at the corner of Sunset and Alvarado.

Ottinger Architects designed the project to accommodate the site’s steep terrain. By setting aside 18 units for affordable housing, the developer secured Transit-Oriented Communities incentives, including increased height and density allowances. The affordable units are designated for extremely low-income households, helping expand access to housing in the area.

Project Details and Location Benefits

The building steps down from seven to four stories along Elsinore Street, with a third-floor courtyard designed to blend with the neighborhood’s scale. This is to match the density characteristics of the neighborhood.

The complex includes a range of floor plans, from studios to five-bedroom units, catering to diverse household needs. The street-level units offer live/work spaces, and the subterranean parking accounts for 203 spaces. The development also includes pedestrian- and bike-friendly pathways designed to enhance accessibility and support sustainability goals.

The project’s strategic location connects it conveniently to commercial and retail hubs. It is also a transit-friendly spot. The project adds much-needed residential units to Echo Park’s growing housing inventory.

The project was approved by the Los Angeles Department of City Planning and the City Planning Commission. Construction began following city approvals and wrapped up in mid-2025. With modern amenities and a central location, the project is poised to attract a wide range of residents looking to live in one of L.A.’s most dynamic areas.
