25-Unit Apartment Plans Approved For Westchester Site

The Los Angeles planning department has moved ahead plans for a six-story, 25-unit apartment project in the Westchester neighborhood, a new determination letter posted by the city shows.

The development will take shape in place of a 1,762-square-foot commercial building at 7111 – 7115 W. Manchester Ave. and is being led by Westchester Community Builders LLC, an affiliate of Los Angeles-based Viridium Group, according to state business filings. Designs are being led by LA-based project architect IntuArch, according to planning documents on file with the city.

Plans call for a roughly 75-foot-tall, 22,050-square-foot project with 25 one-bedroom apartments and about 500 square feet of commercial space. Both the building entrance and commercial space will be oriented towards Manchester Avenue.

The community will include three apartments reserved for very low-income households, plans show.

The project will also offer about 1,500 square feet of common open space, including some at the roof level, as well as 24 automobile parking spaces and space for 32 bicycles.
