Plans for a five-story, 25-unit apartment project named NoHo Moderno near the NoHo Arts District intersection of Vineland Avenue and Magnolia Boulevard can move forward, according to a determination letter posted this month by the city of Los Angeles.
The proposed project is being led by SMJ Development LLC, an Agoura Hills-based company led by Shahar Kalev, and it will replace a four-unit apartment building at 11013 – 11015 Hartsook Street.
Designed by project architect Sam Aslanian, the development plans are moving forward with Tier-3 project incentives under the city’s transit-oriented communities program, including a 22-foot height increase to 67 feet, a 39-percent density bonus, and a 25-percent open space reduction, plans show. The developer will reserve three apartments for extremely low-income households, according to this month’s determination letter.
The apartment community will consist of five studio apartments, five one-bedrooms, and 15 two-bedrooms, the latest plans show. It will also offer about 2,600 square feet of open space, including amenities such as a pair of roof decks and a fitness room.
The planned NoHo Arts District project will also provide space for 13 automobiles in an underground parking garage and space for 27 bicycles.
Also involved in designs for NoHo Moderno is landscape architect Harmony Gardens.
