25-Unit NoHo Project Receives Approvals

The project will replace a one-story single-family home near the intersection of Laurel Canyon Boulevard and Runnymede Street

The Los Angeles planning department has given approvals to plans for a 25-unit multifamily project at 12035 Runnymede St. in North Hollywood, according to a determination letter filed by the city last week.

The applicant and owner behind the project, which will replace a one-story single-family dwelling just east of the intersection of Runnymede Street and Laurel Canyon Boulevard, is listed as Benjamin Cohen of 12035 Runnymede LLC.

Plans call for a 33-foot-tall, 27,123-square-foot residential building with 25 basement automobile parking spaces and 28 bicycle spaces. The project will hold 25 one-bedroom units ranging from about 820 square feet to 1,800 square feet, plans show. Three units will be reserved for very low-income households, according to last week’s determination letter.

Amenities offered by the residential project will include a 750-square-foot roof deck.

Leading design for the NoHo project is Van Nuys-based firm GA Engineering, which is also the project architect.
