254 Apartments Approved For West Adams

The Los Angeles planning department has given approvals to plans for a seven-story, 254-unit apartment development in West Adams, according to a determination letter posted by the city this month.

The proposed development is being led by owner and applicant S.D. Abraham of Mesa Rim LLC and will replace a surface parking area at 3190-3240 S. La Cienega Blvd. Designed by DE Architects, plans call for about 245,000 square feet of new construction producing 36 studio apartments, 147 one-bedrooms, 64 two-bedrooms, and seven three-bedrooms.

Approvals given this month allow for Tier-4 project incentives through the city’s transit-oriented communities program, including a 113-unit, or 80-percent, density bonus to allow for 254 units, as well as a 33-foot height increase to allow for a maximum height of 78 feet. The developer will reserve 28 apartments for extremely low-income households in accordance with the TOC program, plans show.

The project will provide two levels of underground parking with space for 240 automobiles, along with space for 154 bicycles.

Plans also call for 28,483 square feet of open space, including courtyards and about 8,000 square feet of roof-deck space, according to planning documents.
