The owner a three-parcel site in Hollywood is moving forward with approvals for a 28-unit multifamily project, according to a determination letter filed by the city last week.
First filed in 2017, plans submitted by Bar216 LLC, which is an entity state business filings show was organized by Albert Barrios, call for a four-story building with four one-bedrooms, 16 two-bedrooms, and eight three-bedrooms at 1759 N. Gower St.
The new residential building will rise about 52-feet-high and replace three commercial buildings at the site, which is located at the northwestern corner of North Gower and Carlos Avenue.
One building has held Epiphany Space, a co-working and event space for artists and freelancers.
Planning department approvals allow for a 70-percent density increase, reduced parking minimum to half a space per unit, and 22-foot height increase (to 52 feet), per Tier-3 project incentives under the city’s transit-oriented communities program, the determination letter shows.
Also involved in the development is Kamran Tabrizi Architect & Associates, which is the project architect, and Athena Novak of AHN & Associates, a planning and entitlements consulting company serving as project representative.
Along with the residential component, the Hollywood project will also provide about 3,000 square feet of open space.
The three project site parcels were acquired by Bar216 LLC for about $1.05 million, according to a transaction recorded with Los Angeles County in late 2016.
