281-Unit Plans For Central San Pedro Get Green Light

The eight-story development will replace three commercial buildings in Central San Pedro

The Los Angeles planning department has given approvals to developer Holland Partner Group‘s plans for an eight-story, 281-unit mixed-use project in Central San Pedro, a determination letter posted this month by the city shows.

The development will rise on a 1.3-acre property bounded by Beacon Street to the east, 7th Street to the south, Palos Verdes Street to the west, and 6th Street to the north: a block both just west of San Pedro City Hall and also just south of 550 Harborfront, another Holland Partner Group project. The upcoming community will replace three commercial buildings holding restaurant, office, and medical office uses.

Holland Partner Group is in escrow to acquire the property from 170 7th Street LLC, according to its application documents submitted last year for the proposed development.

Designs are being led by MVE + Partners.

Plans call for an 85-foot-tall, roughly 335,000-square-foot building with 83 studio units, 101 one-bedrooms, 84 two-bedrooms, and 13 three-bedrooms over 2,316 square feet of ground-floor commercial space. Unit sizes will average 611 square feet for studios, 788 square feet for ones, 1,205 square feet for twos, and 1,406 square feet for threes, plans show.

The project will also provide about 22,300 square feet of open space, including a courtyard and pool deck, along with 504 automobile parking spaces in a partially at-grade parking garage with three subterranean levels. It will also offer 164 bicycle spaces.

Other companies involved in the development include landscape architect IMA and project representative Irvine & Associates, plans show.
