The Neighborhood Council of Westchester/Playa’s planning and land use committee Tuesday evening will review plans by Fairfield Residential for a 362-unit mixed-use apartment project at 6501 – 6521 S. Sepulveda Blvd., according to its meeting agenda.

First submitted earlier this year, the San Diego-based developer’s plans call for demolishing the site’s multi-tenant strip mall and industrial buildings – which have been occupied by tenants such as Viva Fresh Mexican Grill – while maintaining Dinah’s Family Restaurant, an establishment at the southeastern corner of the project site known for being featured in films such as The Big Lebowski.

Tuesday night’s information-only discussion will be the development team’s first presentation of the project plans to the Westchester neighborhood council, the group’s meeting agenda notes show.

Designed by San Diego-based architecture firm Carrier Johnson + Culture, the community would hold 126 studio apartments, 110 one-bedrooms, and 126 two-bedrooms. Named Sepulveda & Centinela in planning documents, it would also provide 520 automobile parking spaces in a four-level parking garage, as well as space for 182 bicycles, plans show.

The development team would set aside 41 units for very low-income households and is seeking approvals for a 50-percent density bonus and a reduced open space requirement.

The three-parcel project site is owned by a variety of entities that includes HRQ Investments, according to planning documents.
