The owner of several vacant parcels on Foothill Boulevard in Tujunga has plans for a 46-unit apartment project, according to a new planning case posted this month by the city of Los Angeles.

The proposed project is being led by an entity managed by Varoujan Keosseian and would rise at 7577 Foothill Boulevard, a site previously holding a Denny’s restaurant. It would hold 13 one-bedrooms, 17 two-bedrooms, and 16 three-bedrooms.

Plans indicate that designs for the three-story, 58,585-square-foot multifamily project are being led by Vartan Jangozian & Associates, a Glendale-based architecture firm.

The development team would reserve five units for very low-income households, plans show.

The proposed project would provide 88 automobile parking spaces in an on-site parking garage, as well as space for 61 bicycles.

Plans also call for about 8,500 square feet of open space, including an outdoor plaza on the ground floor and about 5,000 square feet of rooftop open space, according to application documents.
