60-Unit Multifamily Project Proposed For Hollywood

The owner of a commercial building at 5537 W. Santa Monica Blvd. has filed plans for a 60-unit, 80,000-square-foot mixed-use project, according to a planning case filed by the city on Wednesday.

The applicant is property owner is listed as Bang Ja Kim, while the project representative is shown as Lauren Delgado of consulting firm The Santa Maria Group.

The new proposal calls for a six-story building with 27 studios, 29 one-bedrooms, and four two-bedrooms over 2,439-square-feet of ground-floor retail and two levels of subterranean parking. It would provide 72 parking spaces and 66 bicycle spaces, plans show.

Plans involve seven units being set aside for extremely low income households, along with incentives and bonuses including an approximately 50-percent density bonus and height increase to 67 feet in lieu of the otherwise allowed 45 feet at the site.

In addition, the project would include 6,101 square feet of open space consisting of private balconies, rear yard common space, and other features, while amenities would include a community room and roof deck.

Along with The Santa Maria Group, the project team also includes architect Ung Bum Lee of LA-based firm PQNK, planning documents show.
