75-Unit Multifamily Development Opportunity Hits Market in Pacific Palisades

The Soroudi Team at KW Commercial offers prime 1.04-acre site for $19.995 Million

KW Commercial’s The Soroudi Team, who is based out of the firm’s Beverly Hills office on Canon Drive, has been exclusively assigned to market a 1.04-acre development site located at 17250 Sunset Boulevard in Pacific Palisades. The site was formerly a 64,344-square-foot (sf) 75-unit apartment property built in 1972 that was tragically burned in the January 2025 wildfires. Currently, the land has been cleared and is ready for an investor to rebuild. The new development will allow for 75 luxury units and a slightly larger building size of up to 70,778 sf. It is being offered at $19.995 million.

“Pacific Palisades is on the road to recovery as the rebuilding process is now underway,” said Hamid Soroudi, Senior Commercial Director at KW Commercial in a statement. “We believe that this property provides a prime opportunity for a developer to be a part of bringing modern, luxury housing to this very affluent, resilient, and coveted community.”

Ideally located on Sunset Boulevard the parcel is well-located between Santa Monica and Malibu. It is just minutes from the beach and a short distance from Palisades Village.

Soroudi noted that under the Los Angeles Mayor’s executive order, this site is eligible for a 110% FAR (floor area ratio) and will need to be the same use as the pre-wildfire structure. There has been a concerted effort from residents as well as government officials to work together to rebuild the community and reduce obstacles that may get in the way.
