The Park Mesa Heights Community Council‘s planning, land use management, and beautification committee will discuss and possibly vote on an 81-unit project planned for Crenshaw Boulevard, according to the committee’s Monday evening meeting agenda. The project is pitched by applicant Rocca Development for 5300-5310 Crenshaw Blvd. as factory-built housing, application filings with the city show.
Plans call for a Tier-3 project under the city of Los Angeles’ transit-oriented communities program following the demolition of the project site’s existing 3,500-square-foot commercial building. Located at the intersection of Crenshaw Boulevard and 52nd Street, the project would contain 62 one-bedrooms and 19 two-bedrooms, along with 587 square feet of ground-level commercial space. The project would provide 41 residential automobile parking spaces in a basement level, as well as 74 bicycle spaces. Among other TOC incentives, the applicant is seeking a 15-foot height boost and 25-percent open space reduction for the five-story development.
Other companies involved include Inglewood-based project architect The Architects Collective and project representative Horizon Development + Entitlement, a Playa Vista-based entitlement consulting firm. The property is currently owned by a limited partnership in Salt Lake City, Utah named Neff/Olson Ltd., filings with the planning department show.
Amenities included in the 69,317-square-foot project would include roof decks, community recreation rooms, a garden, and a courtyard. Per its Tier-3 TOC parameters, the project would set aside 15 percent, or 13 units, of its total for very low-income households.
