85-Unit Mixed-Use Project Approved For Boyle Heights Area

The project applicant and owner acquired the roughly half-acre project site for about $2.1 million in 2017, county data shows

The Los Angeles planning department has given approvals to plans for an 85-unit mixed-use development in the Boyle Heights area at 1016 N. State St., according to a letter of determination filed on Thursday. The applicant behind the project is shown as Hamid Yousefian of the Yousefian Family Trust, planning documents show.

The project will rise about 68 feet and total roughly 66,000 square feet at the site of a vacant lot at the intersection of North State Street and Pomeroy Avenue. Plans call for 65 one-bedrooms ranging from about 530 square feet to 555 square feet and 20 two-bedrooms ranging from approximately 785 square feet to 835 square feet.

Though in a Tier-3 project zone under the city’s transit-oriented communities program, the developer elected to request Tier-2 incentives, including a 60-percent density bonus and 20-percent reduction in open space. As a result, the project will set aside eight units for extremely low-income households, according to last week’s determination letter.

The project will hold about 6,200 square feet of ground-floor commercial space and provide roughly 7,200 square feet of open space. Residential amenities will include a clubhouse, second-floor courtyard and barbecue area, roof deck, and private balconies.

The mixed-use development will also offer 99 parking spaces in two underground parking levels, as well as 82 bicycle spaces.

The project applicant acquired the four-parcel site through a pair of late 2017 transactions totaling about $2.1 million, according to Los Angeles County property data.

Also involved in the project is project representative and architect SSPStudio Architecture & Urban Design.
