LA’s real estate market is heading for an upward shift with a new 468-unit residential project. A34 brings affordable housing, rich amenities, and expansive green space to Lincoln Heights. The developers have announced that the first of three buildings is now available for lease.

A34, a 468-unit development that is spread across three buildings, has completed its first phase. With this, LA residents can get a new option that offers affordable housing.
Located at 131 W. Avenue 34, the development is a joint effort of The Max Collaborative and The Pinyon Group. The developers have ensured that the housing project maintains Fitwel certification standards. This implies that A34 emphasizes the health and well-being of residents.
The project offers residents amenities including a pool and mountain views. A34 will also provide EV charging stations and a 9,000 sq. ft. retail space. Residents can easily access the nearby Heritage Square Metro ‘A’ Line station.
The green aspect of this LA residential project includes 200+ newly planted trees. These are spread over a 1.5-acre open space.
Blending Modern Design with Angeleno Art
Culver City-based KFA Architects has designed the latest Lincoln Heights project. A34 brings forth a mix of modern aesthetics and the neighborhood’s industrial history. Stucco and metal exteriors are combined with a pink-and-white-accented stucco finish, corrugated metal panel, and pitched roof.
A34 depicts Angeleno art through 55+ pieces of original art. The collection includes works from 20 LA-based artists, along with large-scale murals. This is how the residential project celebrates local culture by showcasing community-driven art. A34 has partnered with LA-based fine art-focused interior firm The Feel for this part of the project.
Emily Mast, the owner of The Feel, said, “What makes the talent here so unique isn’t just how much of it there is—it’s how deeply personal, diverse, and resonant it is.”
An Inclusive Residential Development
A34 promises to bring inclusive housing to LA residents through its affordable units. The multifamily establishment will offer 66 low-income and 192 moderate-income units to tenants.
The Max Collaborative’s co-founder and managing partner, Kevin Ratner, shared the developer’s idea on the same. He said, “The city identified the project site as a priority for dense housing, so we’re grateful for the opportunity to offer a mix of low-income affordable housing and market-rate rentals, all of which are designed to embed residents into this beloved community.”
While the first building of A34 has already opened, Buildings B and C will open by the summer of 2025.
With its focus on sustainability, community connection, and housing affordability, A34 represents a significant step forward in LA’s efforts to develop inclusive, resident-focused urban spaces. Buildings B and C are expected to open by summer 2025, completing the transformative three-building campus.
