Affordable housing developer Bridge Housing has filed plans for a 95-unit affordable housing development to rise at fellow nonprofit Children’s Institute‘s campus in Koreatown on South New Hampshire Avenue, according to plans posted by the city of Los Angeles this month.
The proposed project involves the construction of an 85-foot-tall multifamily building as well as the adaptive reuse of a three-story mansion at the project site of 3150 – 3160 W. 7th Street and 701 – 719 S. New Hampshire, which is at the southwestern corner of the intersection of those two streets. The proposal calls for demolishing the site’s building that serves as the institute’s Infant Care Center and Child Study Center, according to planning documents.
Out of the community’s 93 below-market-rate studio apartments (not counting two market-rate manager’s units), 47 would serve as permanent supportive housing targeting homeless and chronically homeless people. The project would provide 82 apartments for low-income households and 11 apartments for extremely low-income households.
Bridge Housing is seeking Tier-4 project incentives under the city’s Transit Oriented Communities Incentive Program, including a 25-percent reduction in required open space and a 10-unit density bonus.
Designs for the proposed development are being led by project architect KTGY Architecture + Planning, according to planning documents.
Plans also call for about 8,800 square feet of usable open space including a multi-purpose room, community room, lobby, lounge, existing lawn, and courtyards. The community would also hold space for 80 bicycles.
In the project, the demolished building’s underground parking garage would be maintained, while the development itself would provide 12 parking spaces, plans show.
