The Los Angeles planning department has approved plans for a four-story, 15-unit apartment development near the intersection of Santa Monica Boulevard and North El Centro Avenue, a determination letter posted by the city this month shows.
The proposed Central Hollywood development is being led by applicant and owner Ilan Mishan of Neo Investment Group LLC and will replace a single-family dwelling and small apartment building at 6115 Romaine Street, according to application documents. Plans call for a 11,306-square-foot, roughly 43-foot-tall building with 13 one-bedroom apartments and two two-bedrooms.
This month’s approvals allow for Tier-3 project incentives through the city’s Transit Oriented Communities Incentive Program, including an approximately 70-percent density bonus and 13-foot height increase. The project will contain two apartments reserved for extremely low-income households and two reserved for very low-income households in accordance with the TOC program, the latest plans show.
Led by Malibu-based architecture company Apel Design and landscape architect Stout Design Build, designs also call for about 1,600 square feet of usable open space in the form of a roof deck.
The project will provide 13 automobile parking spaces in an underground garage, along with space for 17 bicycles.
