At 12610-16 W. Venice Boulevard, a developer plans on razing a seven-unit apartment development that was built in 1940. The demolition will make way for 12 small-lot houses, each consisting of six bedrooms and six bathrooms across four levels. Venice Dozen is how the project is being referenced on official City filings and marketing materials.
The proposed homes will average 2,133 square feet each with an anticipated value of approximately $1.38 million per abode. Each residence would have two parking spaces with 24 total across the development. A brochure for the development states that the project also has a “strong viability” as a co-live operational concept.
The project’s final map draft is still under preparation and the Venice Dozen’s plans are currently under review by the City of Los Angeles.
The applicant listed for the project is Patrick Jen of Orion Housing with Holtz Architecture as the design firm. What Now Los Angeles reached out to Jen for more information on the timeline of the project, but received no response by the time of this article’s publication.
