The Los Angeles planning department has approved plans for Variel Court, a 395-unit project in Warner Center that will include a 10-story, 82,500-square-foot office building, a determination letter filed last week shows. The developer behind the project is Variel Court LP, an entity formed by Antonio Reyes, president of real estate investment company ARD Corp.
First submitted in 2018, plans call for a two-phased development at 6330 – 6340 Variel Ave. in Woodland Hills that would replace two commercial office buildings totaling about 57,000 square feet. Phase 1, which is expected to deliver in 2023, will include an eight-story mixed-use building with 395 units. Expected to deliver in 2029, phase 2 calls for a 134-foot-tall office building at the southwestern corner of the project site, which sits just east of Variel Avenue.
The residential building will contain around 65 studios, 205 one-bedrooms, 106 two-bedrooms, 15 three-bedrooms, and seven ground-floor live-work units. It will also contain about 12,350 square feet of non-residential floor area, including the work portions of the live-work units, commercial uses, a community room, and a temporary 850-square-foot retail/restaurant structure that will eventually be demolished to make way for phase 2.
Phase 1 alone will also include about 28,500 square feet of publicly accessible open space as well as amenities like multiple lobbies, a multi-purpose room, pool clubhouse, and gym.
The project will offer 694 parking spaces site-wide through two at-grade parking levels and two underground levels, plans show.
Reyes, who county property records show has owned the project site since 1998, is joined by project architect NEXT Architecture as well as LRM Landscape Architecture, among other companies.
