The Los Angeles Planning Commission on Thursday reviewed updated plans for an appealed medical office mixed-use project envisioned for 412-418 S. Robertson Blvd.
Pitched by property owner and applicant Abraham Ebbie Soroudi and 412 South Robertson Blvd LLC, the Beverly Grove project’s plans received planning department approvals in September that were then appealed. Among the complaints raised by appellants Mahyar Barin and Leon Smith was that the project had too few parking spaces for its scale. In response, the applicant has reduced the project’s commercial square footage from 4,077 square feet to 3,227 square feet, according to a planning staff report recommending the project move forward under the modified plans.
Plans still call for a four-story, 38-unit project with 34 studios, three one-bedrooms, and one two-bedroom. The project had received approvals as a Tier-1 project under the city’s transit-oriented communities program, calling for four extremely low income units, a 50-percent density increase, and an 11-foot height increase to 56 feet.
Designs also calls for 46 parking spaces on a ground floor and two subterranean levels along with 41 bicycle spaces. The project would also feature about 3,000 square feet of open space.
The project site, which runs along about 70 feet of South Robertson Boulevard, currently consists of a 6,188-square-foot single-story commercial building that would be demolished for the new project. The property was acquired by 412 S Robertson Blvd LLC in 2018 for about $5.2 million, according to county records.
Joining the developer on the project is project architect Babak Bardi Chaharmahali of Los Angeles-based firm California Development and Design.
