Cityview is moving forward with its fully approved Westchester development at 6136 West Manchester Ave., bringing 489 apartments and 16,120 square feet of ground-floor retail to the neighborhood.
Following the land closing, Cityview plans to break ground in 2026, with the project expected to be completed by late 2028.
“6136 Manchester is one of the largest projects to be entitled in Los Angeles in many years,” said Sean Burton, CEO of Cityview. “We leveraged our experience navigating complex entitlements and working with the community, city staff, and elected leaders to bring the highly anticipated project to fruition. We are looking forward to delivering nearly 500 units of much-needed housing to this fast-growing and vibrant area of Los Angeles.”

6136 Manchester will offer tenants spacious studio, one-and two-bedroom units, and 549 parking spaces. A total of 64 apartments will be exclusively leased to households making 50% of the area’s median income.
The development will include a resort-style pool and spa, fitness studio, garden courtyard, club room, pet park, CV Works coworking space, and rooftop lounges.
A centerpiece of 6136 Manchester is a public plaza at 87th Street and Truxton Avenue, offering indoor/outdoor gathering space that connects residents and the surrounding community to nearby retail.
Lush greenery, spacious outdoor seating, and ambient lighting at the plaza will improve connection with the neighborhood and businesses.
Strategic Location and Accessibility
6136 Manchester is centrally located, offering easy access to major employment hubs including Los Angeles International Airport (LAX), El Segundo, and Playa Vista, as well as top employers like Microsoft, Facebook, Raytheon, Nike, Amazon, and Boeing.
With a Walk Score of 88, residents will be within a five-minute walk of healthcare, dining, and shopping, with beaches and major entertainment venues like SoFi Stadium and Intuit Dome nearby.
“6136 Manchester’s prime location in downtown Westchester, a highly sought after and supply-constrained market in West Los Angeles, makes the site an ideal candidate for a higher density, transit-oriented development,” added Burton.
The developer, Cityview, is collaborating with Nadia Geller Designs, AC Martin, and MJS Landscape Architecture on the project. A LEED Silver certification could be awarded to 6136 Manchester.
