Company Plans Five-Story Apartment Development In Mar Vista

The owner of a single-family property near the southwestern corner of the Mar Vista neighborhood has plans to redevelop it with a five-story, 10-unit apartment development, according to plans on file with the Mar Vista Community Council.

The project is being led by applicant and owner 3921 Moore St. LLC, a company managed by Alireza Khanpour-Ardestani, and it would take shape at the northwestern corner of the intersection of Moore Street and Caswell Avenue. Plans call for an approximately 10,000-square-foot, 56-foot-tall building holding two studio apartments and eight one-bedrooms.

Designs for the Mar Vista development proposal are being steered by Mehr Khanpour, a member of the applicant and ownership entity, and also involve landscape architect GS Landscape Architecture Studio, plans show.

The Mar Vista Community Council will review a presentation of the project on Tuesday, following it up with a discussion and possible vote, according to its agenda.

Named Moore Street Apartment, the proposed project would also provide one level of underground parking for nine vehicles, along with several amenities including a roof deck and a ground-floor lounge area with access to a rear-yard outdoor terrace.

The single-family property was acquired by the developer in 2017 for about $1.35 million, according to Los Angeles County property records.
