Schaffel Development Co. has received approvals to develop a five-story, 29-unit apartment project in the Crenshaw neighborhood at 3514 – 3522 Chesapeake Ave., according to a determination letter filed by the city of Los Angeles this month.
The project will rise in between two other multifamily developments led by the company: Metro Pointe North, which is at 3500 Chesapeake Ave., and Metro Pointe South, which is at 3524 Chesapeake Ave. Totaling 46 units, the two communities just opened, according to LA YIMBY.
The newly approved plans will move forward with approvals for Tier-3 project incentives under the city’s transit-oriented communities program, such as a 22-foot height increase to 67 feet and a 70-percent density bonus. Plans call for three apartments to be reserved for extremely low-income households, per TOC incentive requirements.
The new building will replace a pair of duplexes at the site, which sits on the eastern side of Chesapeake Avenue, just east of the Farmdale Metro station.
The project will have 9 studio apartments, eight one-bedrooms, and 12 two-bedrooms, along with about 3,900 square feet of open space. Amenities will include a gym, business center, lounge, recreation room, open space decks, and a roof deck, plans show.
The Crenshaw community will also offer 19 automobile parking spaces and 32 bicycle spaces in a ground-floor garage, according to the latest plans.
