Culver City Hotel Plans Moved Forward

The boutique hotel will include 175 guest rooms

The Culver City Council earlier this month approved plans for The Jeff Hotel, a five-story, 175-room hotel that will rise in the city’s Sunkist Park neighborhood and replace a 13,000-square-foot single-story shopping center at 11469 Jefferson Boulevard.

The boutique hotel project is being led by Los Angeles-based real estate investment and development company Sandstone Properties. Designed by Nakada Partners, it will offer 111,000 square feet of floor area featuring a restaurant and bar and amenities like a roof-deck swimming pool.

The council’s green light this month took the form of a vote to deny appeals filed against earlier approvals by the Culver City Planning Commission. Appellants Supporters Alliance for Environmental Responsibility and labor union UNITE HERE Local 11 both argued that the mitigated negative declaration made for The Jeff ignored significant environmental impacts that could stem from the development.

In response to both appeals, city staff concluded in a report ahead of the council’s vote this month that “the MND environmental analysis is sufficient to meet CEQA requirements and no substantive deficiencies have been identified that require preparation of an (environmental impact report).”

Following suit, the council’s vote upholds planning commissioners’ earlier approvals to award the project a conditional use permit, site plan review approval, and an administrative use permit.

Other amenities for the project will include a roof-top lounge and meeting and event spaces.

“The Jeff Hotel will integrate itself into the fabric of the neighborhood and cater to both hotel guests and the community by providing new amenities such as a one-of-a kind restaurant, a lounge, and meeting and event spaces,” a project website reads.

Sandstone Properties acquired the project site’s existing shopping center for about $4.6 million in 2014, according to Los Angeles County property data.
