The Culver City Planning Commission Wednesday evening will review development plans for a three-story, 51,178-square-foot office project on Jefferson Boulevard, its meeting agenda shows.
The applicant behind the proposed Culver City development is an affiliate of real estate company HQ Group, a Los Angeles-based company led by founder Robert Herscu.
Slated for 9925 Jefferson Boulevard, plans call for demolishing approximately 26,400 square feet out of about 42,000 square feet of existing commercial uses on site, retaining about 15,500 square feet of floor area for the proposed office development. In addition, the western portion of the 2-acre project site, which is adjacent to Ballona Creek, would hold a four-level, 36-foot-tall parking structure with space for 177 automobiles, plans show.
A September environmental report on file with the city planning commission lists an anticipated construction timeline of about 14 months that would begin as early as the second quarter of this year.
Designs for the proposed office project, which would rise to a maximum height of 43 feet, are being led by Culver City-based project architect Shubin Donaldson and landscape architect Place.
Plans also call for 15,873 square feet of open space, including a 8,010-square-foot courtyard, a 1,022-square-foot zen garden, a 1,330-square-foot terrace, and 4,448 square feet of roof-deck space, among other features.
HQ Group and its affiliates are also behind several other creative office plans around Los Angeles, including a recently approved three-story office proposal for Hollywood.
The project site for its Culver City office plans was acquired in 2020 for about $27 million, according to Los Angeles County property records.
