Depot Project Moves Forward With Approvals In Jefferson Park

The Luzzatto Company has plans for a creative office campus on 10th Avenue

The Los Angeles planning department has given approvals to Depot, a three-story, 72,654-square-foot creative office project at 3609 10th Ave. planned by The Luzzatto Company, according to a determination letter filed by the city on Thursday.

The proposed project moves forward with plans calling for a 45-foot-tall structure fronting much of 10th Avenue between West 36th Street to the north and West Exposition Boulevard to the south.

It will replace one office building, one warehouse building, and one repair garage — the three buildings totaling about 23,000 square feet — and rise alongside another two commercial buildings that will remain.

The site once served as the truck-servicing depot of Unified Grocers, What Now Los Angeles reported last year.

Named Depot, the new development will rise near another creative office project by The Luzzatto Company. The LA-based real estate investment company received planning approvals in June for a four-story, roughly 30,000-square-foot office project at 3101 W. Exposition Blvd., a development it says will serve as the new corporate headquarters of Sweetgreen.

A block east, newly approved 3609 10th Ave. will feature “industrial-style interiors” and “eco-friendly construction and an emphasis on sustainability,” according to a project webpage.

Depot is being designed by HLW International, plans show.

According to Los Angeles County property data, a Luzzatto-affiliated company named Welcome To The Depot LLC acquired most of block holding the project site between 36th Street and Exposition Boulevard for about $18.5 million in 2019.
