Developer Plans 34-Unit Van Nuys Multifamily Building

A developer has plans to replace a parking lot in Van Nuys with a five-story, 34-unit apartment development, according to application documents filed with the city of Los Angeles this month.

Designed by GA Engineering, the proposed project is being led by applicant and owner Jonathan Azal of Sylvan Tower LLC and would take shape at 14606 – 14612 Sylvan Street. It would hold 32 two-bedroom apartments ranging in size from 850 to 1,200 square feet and two one-bedrooms each at 650 square feet.

The developer is seeking Tier-3 project incentives through the city’s Transit Oriented Communities Incentive Program, including a 14-unit, or approximately 70-percent, density bonus, along with an 11-foot height increase to a planned maximum of 56 feet. Four apartments would be reserved for extremely low-income households in accordance with the TOC program, application documents show.

The project would provide a first-floor parking garage with 28 automobile parking spaces, as well as space for 35 bicycles.

Plans also call for the construction of an on-site accessory dwelling unit.

Also involved in designs for the proposed Van Nuys project landscape architect Sarmen Inc.
