Developer Plans 89-Unit Koreatown Project

The seven-story Koreatown project would rise over two levels of underground parking

The owner of a small residential property in Koreatown at the northeastern corner of the San Marino Street and South Kingsley Drive intersection has plans for a seven-story, 89-unit apartment project, according to a planning case posted by the city of Los Angeles this week.

The project would replace a single-family property at 926 – 938 S. Kingsley Drive and is being led by applicant and property owner Kian Investment LLC, an entity managed by Saman Kerendian, according to state business filings. Other companies involved in the newly proposed development include project architect SG Design, Yael Lir Landscape Architects, and project representative Janet Niss of House of Development, according to planning documents.

The developer is seeking Tier-3 transit-oriented communities program incentives, including a 25-percent open space reduction. Nine apartments would be reserved for extremely low-income households, per the TOC program, application documents show.

Plans call for about 125,000 square feet of new construction featuring a 75-foot-tall apartment community over two levels of subterranean parking. The development would provide 133 automobile parking spaces and space for 74 bicycles, plans show.

Designs also include about 6,900 square feet of common open space, with amenities slated to include a community room and rooftop deck.
