Dual-tower hotel development Fig + Pico can now go vertical on its first phase. The City of Los Angeles this week issued the necessary permits for the project to begin construction on the development’s actual structure, with site-prep already well underway. Once finished, the project by New York-based developer Lightstone Group will house up to 1,153 guest rooms and 13,145 square feet of ground-floor retail and restaurant uses across three hotels: Moxy, AC, and Hilton Garden Inn.
Prepping the site for vertical construction on Fig + Pico’s first phase started earlier this year and in July a crane was erected at the site in anticipation of the now-issued permit. Phase One calls for a 38-story building housing 727 guest rooms from Marriott brands Moxy and AC Hotels with construction totaling $119,000,000, according to the recently-issued permit. Previous materials for the project suggest the tower will rise to 42 floors. What Now Los Angeles has reached out to Lightstone for clarification.
The second phase calls for a 27-story mixed-use building with 426 guest rooms at the northeast corner of Figueroa Street and Pico Boulevard under a Hilton Garden Inn flag. This second phase will build 378 guest rooms.
Amenities across the Gensler-designed, three hotel project, include indoor and outdoor fitness centers, an outdoor pool deck, banquet spaces, and a “sky lobby” that would open onto a landscaped viewing deck.
Lightstone reps say that the delivery is expected by 2022.
Across the street, there are also plans to expand the J.W. Marriott hotel at L.A. Live and connect it to the Los Angeles Convention Center through pedestrian bridges. By the end of the expansion, the hotel complex will become the second-largest hotel in California with 1,851 hotel rooms.
