The owner of a duplex on North New Hampshire Avenue in East Hollywood has plans to develop a five-story, 31-unit apartment project, according to plans filed with the city of Los Angeles this month.
The applicant and owner behind the project is listed as Justin Maghen, who plans show intends to develop an 18,029-square-foot, 71-foot-tall multifamily building in place of a two-unit residential building and accessory structure at 1335 – 1337 N. New Hampshire Ave.
The developer is seeking Tier-4 project incentives under the city’s Transit Oriented Communities Incentive Program, including an 80-percent density bonus and eliminated parking requirement. Per the TOC program, four apartments would be reserved for extremely low-income households, plans show.
Designs for the proposed development, which is named 1335 New Hampshire in planning documents, are being led by project architect Aaron Brumer & Associates and landscape architect Savage Land Design.
Plans also call for amenities such as a recreation room, fourth-floor deck and garden, and a rooftop deck, as well as space for 16 bicycles, according to planning documents.
The community’s unit mix would consist of 12 studio apartments ranging in size from 336 to 358 square feet and 19 one-bedrooms ranging from 507 to 693 square feet.
The 6,749-square-foot project site is just north of where Skya Ventures is developing a 92-unit apartment project.
A business entity managed by Maghen acquired the project site for 1335 New Hampshire last year for about $1.5 million, according to Los Angeles County property records.
