Developers are looking to convert several industrial buildings in the Elysian Valley neighborhood into restaurants and entertainment venues, according to a recent Master Conditional Use Permit (MCUP) filing. The MCUP, filed by 3010 GILROY OWNER, LLC — a reference to one of several of the yet-to-be-named project’s addresses — seeks blanket coverage for the sale and dispensing of alcoholic beverages across all of its proposed tenant spaces, six in total: four restaurants, one wine bar, and one full-service bar. The proposal also calls for the ability to allow dancing at two of the six hospitality ventures.
The project, which lists 3021 Gilroy St. as the main address, would offer the restaurant space in only three of its 10 buildings, labeled Site A, B, C in the plans. Site A contains four venues with three restaurant tenants and an outdoor bar tenant. Site B includes a 6,619-square-foot restaurant and Site C is a proposed 1,760-square-foot wine bar. There would be a minimum of 23 parking spaces. How the other seven buildings would be utilized was not included in the filing.
It’s currently unclear who is behind the project or which if any restaurants are on board to open in the planned development. At this early stage, it’s likely that tenants have not yet been secured, and will be easier to lease space to after the MCUP is secured. RAC is shown in the plans as the architect. The company’s offices are only blocks away from the project site.
