The South Valley Area Planning Commission on Thursday will review plans for a six-story, 159-room AC Hotel on Ventura Boulevard and near the border between the Encino and Sherman Oaks neighborhoods, according to its meeting agenda.
The proposed development is being led by Irvine-based applicant and owner DKN Hotels and would replace a 70-room motel property at 15485 Ventura Boulevard.
Requested approvals for the 78,962-square-foot, 75-foot-tall project include an exception for a floor area ratio of 1.84:1 in lieu of the otherwise allowed 1.25:1, according to planning documents. Planning staff recommend that planning commissioners approve the project as proposed, agenda materials show.
The Marriott-branded hotel would feature guest rooms on floors two through six and 164 valet parking spaces between at-grade and subterranean parking areas.
Led by Togawa Smith Martin, designs call for a main pedestrian entrance and hotel cafe with outdoor dining along Ventura Boulevard, along with an accessory hotel retail area, among other features.
The existing 1-acre hotel property was acquired by DKN Hotels through an affiliate in 2016 for about $11.4 million, according to county property records.
