The Northridge East Neighborhood Council Wednesday discussed amended plans to expand the 475-unit Meridian Pointe apartment community by 95 units, according to the council’s board meeting agenda. The current owner, Compass Meridian Pointe LLC, an affiliate of Woodland Hills-based real estate company Compass Acquisition Partners, is seeking to modify previous approval conditions through a 20-percent reduction in on-site parking.
Approvals to expand the property were originally secured in 2003 by previous owner Northridge Campus Residence LP. Compass went on to acquire the Northridge property for $18 million in 2015, according to county records, and it submitted its plans for amended approvals in 2019. Located less than half a mile northeast of California State University, Northridge, the apartments are occupied predominantly by university students, the project teams says in application filings. The property itself is bounded by Halsted Street to the north, Zelzah Avenue to the west, and Plummer Street to the south, with planned new construction slated for the complex’s existing parking lot.
The additional 95 units would come in the form of a four-story, 109,700 square-foot residential building and include two courtyards, a recreation room, and a gym among its amenities. Previous approvals required 635 parking spaces to serve what would be 570 total units, while Compass’ current plans, which entail a 158-stall subterranean parking structure, request a 127-space reduction. The project architect is shown as West Los Angeles firm The Albert Group Architects, while Encino-based land use and development consulting firm AHN & Associates is listed as the project representative.
