The Los Angeles planning department has approved a five-story, 65-unit Park Mesa Heights project at 5909 S. Crenshaw Blvd. for Tier-4 project incentives under the city’s Transit Oriented Communities Incentive Program, according to a determination letter filed on Friday. The project applicant and owner is listed as Aby Holdings, an entity registered to Douglas Nili at an address in Beverly Hills.
Located within half a mile of the Crenshaw Boulevard and Slauson Avenue intersection, where the Hyde Park light rail station is under construction, the project calls for a 30-unit, or 80-percent, density bonus and a parking requirement reduction to zero, among other Tier-4 incentives. It will start with the demolition of the project site’s existing four structures: two single-family dwellings, one duplex, and one vacant commercial unit totaling about 3,200 square feet.
The new 41,728-square-foot building will rise 50 feet and contain 29 studios, 12 one-bedrooms, 16 two-bedrooms, and eight three-bedrooms. Along with 1,364 square feet of commercial space, it will have 5,655 square feet of open space for residents, including a rear yard, second-floor courtyard, and fifth-floor roof deck. The development will also offer six automobile parking spaces serving residents and commercial patrons and 78 bicycle spaces.
Aby Holdings is joined on the project team by The Code Solution, an LA-based development service provider listed as the project representative and architect. Aby acquired the two-parcel project site for about $1.56M, according to two 2018 transactions recorded with the county.
