The Los Angeles planning department has given approvals to plans for a four-story, 18-unit affordable housing project at 2432 Cincinnati St. in the Boyle Heights neighborhood, according to a letter of determination filed by the city last month. The applicant and owner behind the project is Daniel Dayan, planning documents show.
Slated for just north of East Cesar E Chavez Avenue, the multifamily development will replace a single-family residence currently at the roughly 7,000-square-foot project site
Approvals granted last month include Tier-4 project incentives under the city’s Transit Oriented Communities Incentive Program, including an 80-percent increase in density and no parking spaces. Though in a Tier-3 project zone for being within half a mile of the Soto Metro Station at the intersection of Soto and 1st Streets, the project is allowed a step up in tiers for being an affordable housing development.
Plans call 16 low-income household units and one extremely low-income household unit, along with a market-rate manager’s unit. The unit mix will consist of six studios, 10 one-bedrooms, and two two-bedrooms, plans show.
Dayan acquired the project site for about $660,000,, according to a transaction recorded with LA County in 2018.
The developer is joined by Los Angeles-based MAKE Architecture, which is the project architect, along with Fiore Landscape Design, among other partners.
Designs for 2432 Cincinnati allow for about 1,400 square feet of open space, including a 925-square-foot common roof deck. The project will rise about 67 feet, per a 22-foot, two-story height increase granted by Tier-4 TOC project incentives.
