The owner of the 70-year-old Fox Theater building along Lincoln Boulevard in Venice has plans for renovation and expansion, according to a planning case filed by the city on Thursday.

Owned by a company registered to Roque & Mark Realtors founder Marius Markevicius, the building, which is at 620 Lincoln Blvd., is currently occupied by Fox Discount Department Store. But under the new plans, the roughly 16,000-square-foot portion of the building once used as its auditorium and stage would be converted into a new retail or market space.

Plans also call for an approximately 3,500-square-foot addition to the building, a 6,231-square-foot demolition of retail space facing Sunset Boulevard from across a parking lot, and for a new cafe with outdoor seating along Lincoln Boulevard in place of the theater building’s lobby.

The property’s parking lot would also be reconfigured to hold 185 spaces instead of its current 152.

Designed by Santa Monica-based DFH Architects, the renovated building would also get new signage, including a restored marquee, plans on file with the city show.

A roughly 25,000-square-foot building at the rear of the project site currently occupied by Smart & Final would remain.

Fox Theater was completed in 1951, according to Los Angeles County assessor data. It was later converted to its current retail use.
