Koreatown Micro-Unit Project Plans Receive Thumbs Up

The planned eight-story Koreatown micro-housing project will rise on South Mariposa Avenue

The Los Angeles planning department has approved plans by Seattle-based micro-housing developer Housing Diversity Corporation for an eight-story, 92-unit micro-unit apartment project in Koreatown, according to a determination letter posted by the city this month.

The development will take shape at 603 S. Mariposa Avenue, replacing a two-story commercial building just northeast of the Wilshire / Normandie Metro station with a new, approximately 100-foot-tall, 45,000-square-foot multifamily building.

Approvals given this month allow for Tier-4 project incentives under the city’s transit-oriented communities program, including a 41-unit, or approximately 80-percent, density bonus, a 25-percent reduction in required open space, and an eliminated parking requirement, according to the determination letter. The project will provide about 7,000 square feet of open space, seven ground-level automobile parking spaces, and space for 77 bicycles, planning documents show.

HDC will reserve 11 units for extremely low-income households in accordance with the TOC program.

Also involved in plans are project architect Steinberg Hart and construction company STS Construction Services, plans show.

HDC acquired the roughly quarter-acre project site through an affiliate last year for about $4.2 million.
