The owner of a small, vacant retail building at 2613 Pasadena Ave. in the Lincoln Heights neighborhood has submitted plans to renovate it and add a second level of office space, documents filed with the planning department this week show. The project applicant is listed as 2613 Pasadena Ave. LLC, an entity sharing an address with ventures founded by media entrepreneur Jesse Thorn.
Under the proposal, the 2,922-square-foot Pasadena Avenue building would be renovated and expanded by an additional level of 5,730 square feet of office space. The project would also add 10 surface parking spaces and, “as an ode to the building’s past,” retain the 5 Points Hardware sign currently on it, application filings say.
The project architect and representative is listed as Riley Projects, a Los Angeles-based architecture and construction company led by founder and CEO Noah Riley. Thorn is the founder of Maximum Fun, a podcast and radio show company, and helped pioneer the podcasting industry.
According to county assessor records, the two-parcel project site at 2613-2617 Pasadena Ave. was purchased by 2613 Pasadena Ave. LLC for $1.4 million in 2019.
