The Wilshire Center Koreatown Neighborhood Council will consider a vote Monday night on a seven-story multifamily development pitched by DCX Developers LLC, a real estate investment and development firm based in Koreatown.
Filed by DCX Managing Partner Jason Liwanag in October, plans call for a 29,945-square-foot, approximately 88-foot-tall residential project qualifying for Tier-3 status under Los Angeles’ Transit-Oriented Communities Incentive Program. The development would contain 26 units – 12 studios, 12 one-bedrooms, and two two-bedrooms – three of which would be set aside for extremely low incomes, and designs call for 30 percent reductions in side and rear yards and a 25 percent open space reduction.
The project site, 964 S. Normandie Ave., currently holds a two-story, 3-unit multifamily building with outdoor parking. It is located within a block of several bus lines, including 28 and 206, and it is within a mile of the Wilshire/Normandie Metro Station.
Project owner Charn Bak, a senior partner at DCX, recorded a $1.38 million purchase of the 5,904-square-foot property in November, according to county records. He and Liwanag are joined by project representative Paul Woo of Archeon Group, an architecture group affiliated with DCX and also located in Koreatown.
The Normandie Avenue project would have 13 ground-level parking spaces along with a subterranean level with room for the long-term storage of 26 bicycles. Plans call for the mid-rise structure to also have a roof deck.
The Wilshire Center Koreatown Neighborhood Council meeting is scheduled to begin at 6:30 p.m. and can be viewed via Zoom.
