The South Robertson Neighborhood Council‘s Land Use Committee on Tuesday will review plans to construct a six-story, 108-unit mixed-use project at 9500 – 9530 W. Pico Blvd., its Tuesday evening meeting agenda shows. The Pico-Robertson project is being proposed by TRG 9500 W Pico LLC, a company registered to the address of Concord Capital Partners, a Beverly Hills-based real estate investment and development firm.
Under the project applicant’s plans, the site’s two existing commercial buildings, one of which holds a car wash called The Wash, would be demolished, making way for a new 96,870-square-foot building rising to a maximum height of about 72 feet. Designs call for the project’s residences to be on floors two through six, above 3,250 square feet of ground-floor commercial space and a two-level subterranean parking garage accessible from Beverly Drive.
The anticipated unit mix for the development consists of 35 studios, 51 one-bedrooms, 16 two-bedrooms, and six three-bedrooms, with the total proposed unit count reflecting a requested 50-percent density increase through a conditional use permit. The developer plans on setting aside 13 units for very low income households, application documents show.
Other requested incentives include a height increase of about 27 feet to the 72 feet included in the current design.
The project would provide 134 automobile parking spaces and 91 bicycle spaces, as well as amenities like a roof deck, pool, private balconies, community rooms, co-working area, fitness room, and a public plaza fronting Pico Boulevard.
Along with Concord Capital Partners, other companies involved in the project include Abramson Architects and landscape architect Courtland Studio, plans show.
