The United Neighborhoods Neighborhood Council planning and zoning committee Wednesday evening will review the latest plans for Crenshaw Crossing, a 401-unit mixed-income residential project planned for the southern corners of Crenshaw and Exposition Boulevards, according to the UNNC committee’s agenda this week.
The project, which is slated for 3630 Crenshaw Boulevard, is being steered by developer Watt Companies. It also involves national commercial real estate investment company The Richman Group and West Angeles Community Development Corporation, as well as the site’s property owners: Los Angeles County and Metro.
The discussion on Wednesday will include the eligibility of Crenshaw Crossings for streamlined environmental review as a designated Transit Priority Project, according to the agenda for the UNNC, which covers the Arlington Heights, West Adams, and Jefferson Park neighborhoods.
It will follow new plans for the long-envisioned project to have a greater number of affordable units than the 81 very low-income units that were originally expected. In October, the Los Angeles County Board of Supervisors approved a new agreement that would entail developers setting aside about half of all the units for below market rate, Urbanize reported at the time.
Plans have called for two eight story buildings – one on each side of Crenshaw Boulevard – combining to include 142 studios, 193 one-bedrooms and 66 two-bedrooms, as well as about 40,000 square feet of commercial and community space. The project would provide about 500 automobile parking spots and more than 300 bicycle spaces.
