Developer Kalnel Gardens LLC has plans for a five-story, 27-unit apartment project in the Palms neighborhood, according to a planning case opened by the city of Los Angeles.
Designed by Studio City-based firm Mika Design Group, the community, which is named Kelton Apartments, would rise at 3730 – 3736 Kelton Ave., replacing a single-family home and duplex at the site.
“The building is designed to be visually appealing with glass elements in the units’ exterior-facing doors and light grey-green and grey stucco elements complimented by dark grey metal details,” the project team, which includes consultant Brian Silveira & Associates, writes in application documents.
The developer is seeking a 50-percent density bonus for the project, which would rise in a Tier-2 project area under the city’s transit-oriented communities program. Kalnel Gardens is also requesting approvals for an 11-foot height increase to 56 feet and to provide 19 parking spaces rather than the otherwise required 38, plans show.
The project would include 12 one-bedrooms and 15 two-bedrooms ranging from 540 to 1,101 square feet over one level of subterranean parking. Five apartments would be reserved for very low-income households.
Plans also call for amenities including a 1,042-square-foot rooftop deck open space.
Managed by Mark Judaken, Kalnel Gardens acquired the project site’s duplex through an affiliate last year for about $1.21 million, according to Los Angeles County property data.
