The Los Angeles planning department has approved plans for a six-story, 100-unit apartment development to rise near the northwestern corner of the Pico-Union neighborhood, according to a determination letter posted by the city this month.
The proposed project is being led through an affiliate of developer Jamison Properties and would take shape at a four-parcel site that includes 1025 S. Mariposa Avenue, a now-vacant lot previously improved with four residential buildings each demolished or relocated in 2020.
Approvals given this month allow for Tier-3 project incentives through the city’s Transit Oriented Communities Incentive Program, including a 41-unit, or approximately 70-percent, density bonus, and a 25-percent reduction in required open space. The developer will reserve 10 units for extremely low-income households in accordance with the TOC program, plans show.
In all, the Pico-Union community will contain one studio apartment, 79 one-bedrooms, and 20 two-bedrooms, along with about 8,100 square feet of usable open space including co-working, fitness, pool, and roof-deck amenities.
The project will provide 143 automobile parking spaces across one at-grade and two subterranean levels, as well as space for 82 bicycles.
The project site was acquired by the Jamison affiliate, which state business filings show also involves Shawn Zackary of Falcon Mariposa QOZ, Inc., in 2019 for about $5.5 million.
