Plans For 192-Unit Century City Senior Housing Project Hit Milestone

A draft environmental impact report has been published for The Bellwood, a 192-unit senior housing project proposed for Century City by senior housing developer South Bay Partners.

Planned for 10330 Bellwood Ave. since 2018, the new project would replace three multifamily developments totaling 112 units with a senior housing facility offering 71 senior-independent dwelling units, 75 assisted living guest rooms, and 46 memory-care guest rooms. The proposed development would be constructed around a central courtyard open to the sky and featuring an outdoor kitchenette and barbecue stations, exercise lawn, garden seating area, flexible lounge seating, and outdoor dining seating, among other amenities.

The newly released environmental report lists construction as anticipated to begin this year and finish in 2023, but the developer still must secure environmental and project approvals from the city, including for an Eldercare Facility Unified Permit. Following the underway public comment period that ends on August 16, a final EIR will be prepared that includes responses to the draft EIR for the city’s review.

Design for the project is being steered by Rios and VTBS Architects and calls for residences to be in a single building ranging in height from 38 feet to 70 feet, or three to six stories. The project would provide about 50,000 square feet of indoor common areas, such as a gym and indoor pool and spa, along with about 15,000 square feet of outdoor common areas, such as courtyard space.

Plans call for the project to provide up to 140 vehicle parking spaces within a two-level garage beneath the proposed residential building.

If approved, The Bellwood will offer 94 one-bedrooms and 52 two-bedrooms between the independent living and assisted living sections, while all 46 memory-care units would be studios.
